Basement finishes should be chosen from the moisture behaviour of the existing wall, not from appearance alone. Substrate condition, salts, drying direction and the amount of organic or vapour-tight material in the build-up can change the risk.

What matters before choosing a solution

  1. Describe when the problem appears and where it is strongest.
  2. Include building age, ground conditions and photos inside and outside.
  3. Separate the symptom from the suspected cause and report what was tried.

Assessment

Basement walls, insulation & finishes

Basement finishes should be chosen from the moisture behaviour of the existing wall, not from appearance alone. Substrate condition, salts, drying direction and the amount of organic or vapour-tight material in the build-up can change the risk.

1Map the damaged zones, identify paint/plaster type where possible and compare hard, sound areas with loose or discoloured areas.2Photograph where the salts form, brush a small test area clean and observe whether the deposits return and under which weather conditions.3Record moisture or visual condition at fixed points over several days or weeks instead of judging from a single reading.4Inspect edges, service penetrations and accessible cavities. If a lining is suspect, document before opening and use appropriate precautions.
